Gilbert is a town, not a city, but it is one of the larger communities in the Valley. Its roots are agricultural, and today it is a community of master-planned neighborhoods, parks and a busy downtown Heritage District. I’ve helped clients buy and sell across the Valley for 23 years. This guide covers how Gilbert is laid out, the types of homes you’ll find, school resources, commute options, things to do, popular local restaurants, and a market snapshot with every number sourced.
Lifestyle in Gilbert
Gilbert covers about 69 square miles of land, and the Census Bureau estimates its population at 287,285 as of July 1, 2025, up 7.2% from April 2020 (U.S. Census Bureau QuickFacts). According to the Census Bureau’s 2020–2024 American Community Survey, 73.1% of Gilbert housing units are owner-occupied, and the median gross rent is $2,110 (QuickFacts).
Most homes are single-family homes in HOA communities, with parks, paths and community amenities. The downtown Heritage District is the town’s dining and entertainment hub; the Town of Gilbert describes it as a collection of over 30 restaurants with free public parking (Town of Gilbert – Heritage District).

Gilbert Neighborhoods and Areas
Locals usually describe Gilbert by geography and by its master-planned communities:
- Heritage District and north Gilbert. Downtown Gilbert along Gilbert Road, plus established neighborhoods near US-60 and Loop 202, including lake communities such as Val Vista Lakes.
- Central Gilbert. Communities around the Loop 202 Santan Freeway and SanTan Village, including Agritopia, which is built around an urban farm (Joe’s Farm Grill – The Farm at Agritopia).

- South Gilbert. Some of the town’s newest neighborhoods, toward the Queen Creek and Chandler borders.
Each area includes many subdivisions with different HOA rules, lot sizes and home ages. Tell me what matters to you, such as single-level living, a pool, community amenities or commute time, and I’ll help you narrow the map.
Schools
Gilbert’s town limits do not line up with a single school district. Depending on the address, public schools may be part of one of these districts:
You can find the district for a specific address with the Maricopa County school district map and the Maricopa County School Superintendent’s district information. The Arizona Department of Education’s AZ School Report Cards site has official data on public district and charter schools. Boundaries and enrollment policies change, so always confirm with the district before you write an offer.

Residential Airparks and Fly-In Communities
We did not find a residential airpark inside Gilbert. The nearest fly-in communities with private homes are:
- Pegasus Airpark, San Tan Valley. Within San Tan Valley. The flight association describes a 5,100-foot paved runway inside a gated residential community where homes sit on one-acre lots with taxiway access (Pegasus Airpark Flight Association). The FAA record lists it as a private-use airport (FAA record via AirNav: 5AZ3).
- Stellar Airpark, Chandler. Within Chandler city limits, not in Gilbert. The airpark’s association describes Stellar as a privately owned, public-use airport “serving adjacent residential homes and businesses,” with three residential communities (Stellar City Airpark, Stellar Estates I and Stellar Estates II) sharing one runway (SRUA – About Stellar Airpark). A 2026 City of Chandler zoning filing for part of Stellar City Air Park says each home there includes a private aircraft hangar with shared taxiway access to the runway (City of Chandler – Stellar City North PAD booklet). Its FAA record shows a 4,417-foot runway (FAA record via AirNav: P19).
Hangar homes and taxiway access come with HOA, association and runway rules, and not every hangar is approved for living space. Check the CC&Rs, association documents and city permits for the specific property before you buy.
