Sun City is an unincorporated community in the northwest Valley, next to Peoria, Youngtown and Surprise. It is an age-restricted (55+) active adult community under its own deed restrictions, and it is a Census Designated Place (CDP), not a city. This guide covers the community, recreation centers, commute, things to do, nearby airports and a sourced market snapshot.
Lifestyle in Sun City
The 2020 Census counted 39,931 people in the Sun City CDP, on 14.42 square miles of land. About 84.2% of occupied homes are owner-occupied, the median value of owner-occupied homes is $280,900 and the median gross rent is $1,569 (2020–2024 American Community Survey, Census QuickFacts).
Because Sun City is unincorporated, Maricopa County handles zoning and permits. Recreation facilities are run by the Recreation Centers of Sun City, and age and occupancy rules come from the community’s own documents. Confirm current rules and fees before you buy.
