Secrets to Buying a New Home

1. IT COSTS YOU NOTHING!

Having a Realtor represent you on the purchase does not change the cost of the house. When buying a new house the contracts are favoring the builder. If you buy a new home without a Realtor who routinely processes contracts and represents clients through the buying process, you are only giving the builder the upper edge. The builder pays a commission even if you use their sales person. Their sales person cannot represent you the way we can due to conflict of interest with their employer, the builder.

2. DO NOT MAKE YOUR 1st VISIT TO A NEW HOME SITE WITHOUT A REALTOR

3. TALK TO ME FIRST

4. CHOOSE THE BEST HOME FOR THE VALUE AND YOUR COMFORT

5. BUILDERS ARE NOT ALL THE SAME

6. KNOW WHO YOU ARE BUYING FROM

Investigate the reputation and financial strength of the builder. Be sure to obtain "spec sheets" that cover the home features, which can cover everything from floor plans to energy efficient ratings. Also find out estimated time of construction and other sites that have models you like.

7. LEARN ABOUT SURROUNDING AREA

Get a public report before you buy. This will tell you all you can about the community, the common amenities, what else is planned or could be built in the area, rules of the homeowner\'s association - or determine whether one will be set up - and investigate whether it has adequate reserves set aside to build or replace major amenities such as pools or major roads. Consider commuting routes and times.

8. CHOOSE YOUR OPTIONS CAREFULLY

Upgrading means selecting quality above "builder standard" for carpet, floor coverings, detailing, appliances, and kitchen fixtures. Options are items that the builder installs while constructing the house. Options that add usable space, such as a sunroom or a computer room, add most to resale value. Remember that some improvements can be added later and sometimes for less money, such as a deck, finished basement, wood flooring, countertops or landscaping.

9. I CAN HELP YOU NEGOTIATED WITH THE BUILDER

Many buyers don't realize that there may be room for negotiating price, upgrades, or options. Unless you are buying in a "seller's market", builders may offer discounts or special financing to help close a sale.

10. UNDERSTAND THE CONTRACT

Be certain that the agreement with the builder includes some safeguards for you, such as putting your deposit in escrow, itemizing your upgrades by description and cost, allowing you access to the site to check on construction progress, a weekly schedule of appointments to meet with the builder, and a 30-day advance notice of the closing date.

Also be aware that in many states, new home construction contracts are NOT regulated by your state Real Estate Commission. The contract is always written to favor the builder.

11. KNOW YOUR FINANCIAL STATUS AHEAD OF TIME

Many builders have financing incentives. They are not always the best choice. You should shop everything, including interest rates, points, and lender fees. In today\'s market there are new programs with 6 month locks and payback fee at closing.

12. HIRE AN INSPECTOR

Even though the house is new, an outside inspector can help you understand the whole building process and create a punch list before the builder does your final walk through. You should always accompany the inspector during any inspection stage. Use what you learn from the inspection to create a builder "punch list" to fix major problems before closing.
